The project sits inside a broader powered-land rush: investors spent nearly $6 billion on U.S. land earmarked for future data centers in the first half of 2026, up 79% year over year and about 27% of all development-site spending, with power-equipped parcels in Northern Virginia and the Northeast fetching more than $8 million per acre.
The Lancaster project underscores that electrical grid capacity, not chip supply or capital availability, is now the binding constraint on where AI compute gets built. Amazon, Alphabet, Microsoft and Meta together spent more than $167 billion in the second quarter of 2026 alone, up 79% year over year, and Micron has committed $250 billion in U.S. investment through 2035 — spending reshaping regional economies from rural Pennsylvania to Boise, Idaho, where land values have reached 15 times pre-pandemic levels. CoreWeave's choice of a reliable grid near Mid-Atlantic population centers follows the same power-first logic. For builders and investors, the binding constraint is shifting from GPU procurement to permitting and grid interconnection: Pennsylvania's governor noted only five of more than 100 in-state data-center proposals currently hold operating permits, and speculative land bought ahead of secured power carries real illiquidity risk if grid capacity never arrives. Investors backing neo-cloud operators like CoreWeave should weight power-access timelines as heavily as compute contracts when judging near-term capacity delivery.
